Environmental Services

Phase I – Environmental Site Assessments (ESA)

Prepared in accordance with Ontario Reg. 153/04 – Records of Site Condition, for the purpose of filing a Record of Site Condition or Municipal Site Plan Approval. Phase I ESAs can also be prepared in accordance with CSA Z768-01 (R2022) for due diligence or financing purposes.

Environmental investigation completed for a site to establish the presence/absence of contaminated soil/groundwater for the applicable site condition standards in accordance with Ontario Reg. 153/04. Phase II ESAs can also be prepared in accordance with CSA Z769-00 (R2018) for due diligence or financing purposes.

Excess Soil Management and QPESA Consultation

Planning and consultation by a QPESA to navigate the new Ontario Reg. 406/19 - On-Site and Excess Soil Management Regulation now in effect in Ontario. Paterson has a team of Qualified Persons for Environmental Site Assessment (QPESAs) to prepare the required planning reports and provide expert consultation throughout the project.

Records of Site Condition prepared and submitted to the Ontario Ministry of the Environment Conservation and Parks (MECP) to be filed in the Environmental Site Registry to confirm that the site condition is in compliance with applicable environmental standards.

Risk Assessment

Development of risk-based soil and groundwater standards by a QP RA to support a Record of Site Condition under Ontario Reg. 153/04 or to develop site-specific excess soil standards under Ontario Reg. 406/19. Risk assessment can also be applied for due diligence purposes during redevelopment to satisfy the requirements of municipalities and financial institutions.

Paterson Group has a state-of-the-art asphalt laboratory with industry standard asphalt testing procedures and new additions of the Hamburg Wheel, Semi-Circular Bend Test (SCB), Disk Shaped Compact Tension Test (DCT), Texas Overlay, Cyclic Fatigue, Flow Number and Dynamic Modulus.

Paterson Group concrete testing group has extensive experience on many projects such as residential high rise to commercial/residential low-rise projects, and municipal infrastructure.

Paterson has numerous laboratory technicians capable of completing low to high complexity of soil and aggregate testing.

Building Envelope Engineering

Our Building Science division completes many studies and services related to building envelope engineering in accordance with industry and ASTM standards. Our experienced staff complete thorough reviews to assess building envelope condition for a variety of building types.

Building Assessments

Our building assessment team can review the physical condition for many building types for the purpose of due diligence or re-financing. We can also assist owners with the tender process and obtaining bids from qualified contractors, construction site review and contract administration services.

Condominium & Landlord Services

Our services allow condominiums and landlords to forecast major capital expenditures and we complete assessments of construction deficiencies for new construction projects. Many of our clients have been using Paterson services for these various studies for over 20 years.

Our design team of qualified engineers are specialized in the design of various excavation support systems such as soldier pile and lagging, sheet piles, secant piles or tangent pile walls, diaphragm walls, anchored and nailed shotcrete, among other systems.
